The final walk-through is usually one of the last steps before closing. It is not the same as a home inspection. Instead, it is a chance to confirm that the home is in the agreed-upon condition and that important items are still in place.
This visit helps buyers catch problems before ownership transfers.
Confirm agreed repairs
If the seller agreed to complete certain repairs, check that the work appears to be done. If receipts, warranties, or proof of service were promised, make sure they are available.
Check included items
Walk through the home with the contract in mind. Make sure the items that were supposed to stay with the home are still there. This may include appliances, fixtures, window treatments, or other agreed items.
Test basic systems
Buyers often do a quick check of:
- Lights
- Plumbing fixtures
- Appliances
- Garage door openers
- Heating and cooling
- Water heater function
You are not performing a brand-new inspection at this stage. You are checking for obvious changes, unfinished items, or anything missing from the agreed handoff.

It helps to bring a copy of the contract, any repair addenda, and your list of included items to the walk-through. That way you are checking the home against what was actually agreed to, not against memory alone.
